The correct facts

City Magazine would like to retract some information that it published in its ‘Take the time’ article on page 21 of its December issue. In it, City said that ‘For the duration of the school holidays two children under the 18 receive free tickets when accompanied by a full-paying adult’. Unfortunately the information, which was taken from a Cape Town leisure website, was incorrect and the deal referred to had run from 1 May 2011 and had expired on 30 October 201. City apologises for any inconvenience caused.’

Larry Joe to perform live at Century City Natural Goods Market

Liesl pulls a 10 ton truck – for fun

On November 19, a 40-year-old mother Liesl Schoonraad, became the first woman in South Africa to pull a 10 ton truck which she did in the Ratanga parking lot at Century City.

Liesl did this to raise awareness about Cerebral Palsy and to promote Strength Training in South Africa. She hopes to inspire the youth to get off Tik and onto their natural Endorphins and to find enough strength athletes to start Strong Woman Competitions in South Africa. Well done Liesl!

Intaka Island Eco-Centre is flying


Intaka Island Environmental Education Centre, which is celebrating its first birthday, is fast realizing its full educational potential with the number of visitors in the first nine months of the year up 44% over the previous year.

Construction of the Eco-Centre has now been completed with the addition of wooden viewing decks spanning the water. Activity room furniture has been installed and the Eco-Centre has been equipped with teaching aids, including a microscope which can be projected onto a screen, which increases the offering and use of the facility, particularly for higher grade school learners.

In addition the staff complement has been boosted. Jarrod Lyons, was appointed as coordinator of the Centre from the beginning of 2011. Reporting to him are three field rangers, Samantha Blandile, Skhumbuzo Mbewu and Thembananai Mgazi, a cleaner, Mabaseka Silase and Tamryn Thompson who was recently appointed to run the reception and front desk.

These developments, along with a concerted marketing drive, will further assist the Eco-Centre reach its short-term goal of hosting at least 20 000 visitors a year.

More than 100 schools have been contacted directly in the past couple of months and bookings have picked up considerably with the Eco-Centre having been fully booked for September and strong bookings beyond.

Aurecon’s office building at Century City achieves SA’s first 5 Star Green Star SA Rating

 

Aurecon’s office building in Century City, Cape Town, which is nearing completion, is the first building in South Africa to be awarded a 5 Star Green Star SA – Office Design v1 rating by the Green Building Council of South Africa (GBCSA).

Developed by the Rabie Property Group at a cost of around R130million, the 7000 square metre office block is also the first building in Cape Town and only the fifth country-wide to achieve Green Star accreditation from the GBCSA. The four other buildings all achieved a 4 Star rating.

The new building, which is financed by Nedbank Corporate Property Finance, will serve as the new regional offices for global engineering, management and specialist technical services group Aurecon who were responsible for the design of all the engineering services on the project and also the Green Star Rating application, with documentation assistance from PJCarew Consulting.

Rabie director Colin Anderson, who was responsible for the development, says they were ecstatic with the achievement which was “doubly amazing given that we had to complete the building within a normal commercial budget”.

“Our success is due to the commitment, hard work and effort put into this project by the entire team and we thank them all for their valued contributions,” he said.

Albert Geldenhuys, Aurecon’s General Manager: South Africa, said that: “Increasingly, it has become important to demonstrate that our own buildings and facilities have been built in a sustainable manner. The group is committed to ensuring that we design and execute sustainable and environmentally responsible infrastructure projects and we have ensured that our teams include suitably trained and registered professionals, including environmentalists and Green Star SA Accredited Professionals.”

Announcing the 5 Star Green Star SA – Office Design v1 rating today, Bruce Kerswill, Executive Chairman of the GBCSA, said: “The GBCSA is  thrilled that South African has its first 5 star certified building and that Cape Town is on the Green Star SA map.  We wish to congratulate Aurecon and Rabie on their commitment in achieving this and we will be presenting the award at our annual Convention in October this year”.

Anderson said the 5 Star Rating had been achieved for the design of the building.

“However, as the building has been built to design there is no reason stopping us from also applying for an As Built Green Rating from the GBCSA. Only one other building in the country has so far achieved a Green Star rating in two categories and this was the Nedbank building in Johannesburg which achieved a 4 Star Green Star SA – Office Design v1 and a 4 Star Green Star SA – As Built v 1,” he said. Aurecon fulfilled the role of mechanical engineer and carried out specialist modeling for the green star submission for this project.

Anderson said in their quest for a Green-Star rating the professional team and building owners took into account the Green-Star SA criteria, namely Management, Indoor Environmental Quality, Energy, Water, Transport, Materials, Emissions, Land Use and Ecology and Innovation.

The four storey building, which has been constructed on a podium covering a naturally-ventilated semi-basement of covered parking, was designed by Mac Architects and its orientation ensures maximum indirect sunlight and reduced east and west direct sunlight.

Other green measures undertaken include:

-       A state-of-the-art air-conditioning system with a full economy cycle to provide free cooling when outside conditions are favorable

-       A state-of-the-art Building Management System which monitors and controls and energy consumption

-       Grey water irrigation and the harvesting of rain water for the flushing of toilets

-       High-performance glazing on the windows to reduce glare and radiant heat

-       Innovative measures include the implementation of a “Green Lease”, believed to be the first in the country, in terms of which both the landlord and the tenant have undertaken to run the building as it was designed in terms of Green building principles

Finance for the development was provided by Nedbank Corporate Property Finance who has a long-standing relationship with the Rabie Group.

The building is due for completion by the end of this month.

Revolutionary open access network for at Century City

In what is believed to be a first for the African Continent, Century City is set to launch an Open Access fibre network which will offer those living and working in the Century City the country’s fastest broadband data, voice and multi-media services.

To be known as Century City Connect, the open access Fibre-to-the-Premises network will be “carrier neutral” which means that businesses and residents situated in Century City will not be tied in or forced to use any specific voice or Internet Service Provider (ISP).

Alfie Martin, a director of Century City Connect, said their clients would have a choice of a number of pre-selected blue-chip ISPs to choose from that will be hosting their services in a purposely built Century City Connect Optical Exchange Node (OEN).

“By building an open access network and offering a centrally hosted distribution exchange for ISPs to host their services in, Century City Connect will ensure that only the best and fastest voice and broadband services are offered to people living and working in Century City. It will bring Century City in line with most first world countries which enjoy an average global residential internet connection download speed of 4,4 Megabits per second, which is about 10 times faster than the 512k that most South African households experience on average with their Telkom ADSL or mobile 3G/ HSDPA connections.”

Martin said Century City Connect would be able to provide a range of speeds to commercial end users tailored to their specific requirements in line with first world business demands.
He said the biggest challenge for leading ISPs today was the question of when they should invest in bringing fibre connectivity to a corporate and commercial node like Century City.

“To date, ISPs have had to respond on an ad-hoc basis to enquiries from their clients and only if any proposed connection warrants all the expenses associated with servicing potentially only one customer in such an area, the choice is often to simply fall back on Telkom’s existing copper infrastructure due to the extended Return on Investment associated with such fibre installations.

“Where they do opt to lay fibre, the high cost of this – around R65 000 or more – has to be recouped from the client who is then tied into that particular ISP on a lengthy contract even if they are unhappy with the service provided.”

Century City Connect, he said, will fast-track and deploy a fibre connection to each stand boundary in Century City.

“Once the network is up and running and clients decide to apply for services, it will take a mere two weeks to fully terminate a Fibre connection to the client and enable the responsible ISP to provide services over the link. Century City Connect will therefore provide ISPs with a fast and simple path to provide super fast broadband and high quality voice services, combined with the latest IP media and wireless mobility services to clients within the Century City limits.

“The benefits to the end-user are considerable as they will not have to enter into lengthy contracts with a particular ISP and if they are dissatisfied with the service rendered they can swop to another ISP on the network. This will increase competition among ISPs both in terms of the services they offer as well as pricing.”

Furthermore, Century City Connect will host the latest IPTV and community portal services available from Multichoice today.

“These services were released for corporate users in April 2010 and will be available for the residential market by September this year. The seamless hosting of these exciting new services by Century City Connect will enable people living and working in Century City to have access to the latest and greatest digital media content that is available.”

Martin said that in addition strategically placed Metro WiFi radios will be installed along the main Century City Boulevard and will cover most open areas. The network will further be used to expand Century City’s CCTV surveillance network and further improve the quality of the cameras currently installed by converting the current connections from WiFi to fibre.

“This WiFi network will be an extension of the fibre network and will effectively give individual users ‘Mobility’ when leaving their home or office. What this means is that you will still be in touch and able to connect to your own user account over the ‘Mobility’ network. Via their Smart Phones, iPads, Galaxy’s, tabled PC’s or wireless VoIP phones, users will be able to use their own broadband account to collect e-mail, browse the internet or make phone calls using their home or office account.”

Greg Deans a director of Century City Connect, said the rollout of the fibre network will be done on a phased basis prioritising new developments, both residential and commercial, and those companies at Century City whose demand for broadband services was critical.

All future commercial and residential developments will be on the back of the fibre backbone which will also be offered to other existing residential and commercial developments in due course.

Deans said a Simulation Centre would be set up in Crystal Towers to showcase Century City Connect’s capabilities within the next couple of months.
